An Approach to Capture Facility Maintenance and Repair Information to Store Change History

Abstract: During operations, changes happen to facilities frequently due to maintenance and repair (M&R)work, upgrades and renovations. Consequently, corresponding facility information needs to be updatedso as to provide reliable information to facility operators and managers. Moreover, the record offacility changes is necessary to understand the patterns of failures and to support proactivemaintenance decisions. Therefore, there is a need to enable storing of the information about suchchanges at the time that they occur. In current practice, facility documents are not frequently updatedand a complete history of changes is not available for supporting facility management decisions. Theauthors_ objective is to streamline the capturing of M&R information when these activities areperformed, so as to have a history of facility changes that can be used to understand how a building isdeteriorating and to support facility information updates. By observing M&R work records, weidentified the need for capturing different types of facility and change information for different typesof M&R work. Moreover, we observed the need for a spatial database to support pattern analysis byidentifying clusters that may not be found by using traditional databases. We developed a taxonomy ofM&R work that classifies various types of work on different types of facility components and listsassociated information modules that represent data required to be collected in the field. This approachenables a formal approach for capturing change information as a result of M&R work by providingcustomized templates for each type of work. The focus of this paper is to present the need forcustomization of information capture templates. The paper also gives a description of the approach offormally generating customized templates based on a taxonomy of M&R work and linking thecaptured history information with a facility information model. Enabling such a linkage will be thefirst step towards reasoning about the M&R history in order to analyze how a building deteriorates,identify problems in the building, and inform the users of facility information update needs.

INVESTIGATING KNOWLEDGE MANAGEMENT IN PUBLIC BUILDING MAINTENANCE IN KUWAIT

Abstract: Public Building Maintenance (BM) departments in Kuwait have the duty of maintaining buildings that vary in shape, type, size, complexity and purpose. The services provided by the departments extend from minor repair works to bespoke renovation and reconstruction projects making the process of maintenance complex. Knowledge Management (KM) is being implemented by organisations to improve their business performance. This paper is based on a study that investigated the current state of KM in the public part of the BM sector. Interviews were conducted to identify BM process, current KM activities and tools, barriers to knowledge sharing and perception to KM implementation. Findings of the study have assisted in modifying a proposed BM process based on procedures followed by the majority of interviewed departments, where knowledge capturing, organising, and retrieval activities can then be embedded in the process. The study revealed that there is lack of formal knowledge management techniques carried out within departments. Furthermore, there is no established communication links between branches of the same department resulting in lack of experiences and knowledge exchange between colleagues. Cultural/ethnic differences, fear of losing job, not knowing how to share knowledge and lack of time were the main barriers to knowledge sharing. However, the participants showed a positive attitude toward the introduction of a KM system with added activities and roles in the BM process related to KM.

Logistics Management in Construction Industry

Abstract: The construction industry is often slower to adopt new technologies than other industries. Yet the construction industry shall embrace these technologies sufficiently in order to keep up with advances in other trades. One of the most crucial elements in construction management is productivity. And the adopting of new technologies such as mobile-based application can increase construction project productivity in such areas as materials management, tool use time, and labour motivations. Most of these aspects have been thoroughly investigated in academia; however, logistics management and its contribution to construction productivity have been insufficiently investigated, especially with respect to the use of advanced technologies. In this paper, we propose to develop a new platform to utilize modern technologies in the construction industry. Hence, the main objective of this paper is to introduce mobile-based application technologies into construction industry that will improve construction productivity by enhancing logistics management practices. The use of this model will not only help increase productivity in the construction industry but also it will make this industry more competitive with other industries. In order to achieve the main the goal of the paper, different building construction sites have been selected from which to collect data using direct observation, interviews and questionnaires. In order to ensure a high quality result, all participants were selected based on their relationship to the subject being examined. By using the outcomes of the data analysis to identify a potential solution, a computerized logistical management model was developed to examine how to enhance construction productivity and to improve logistics management practices. Many positive opinions have been granted form different constriction experts. Facilitating the communications between such project participants as contactors, subcontractors and suppliers is another expected result. Also, the model would help in organizing the schedule for the use of such heavy equipment as cranes.

Developing a Horizontal Integrated Life Cycle Costing Analysis Model through BIM

Abstract: Advancing interoperability between design team applications has been a major challenge for advocates of open standards. The buildingSmart alliance and Open Geospatial Consortium Inc in the U.S. have developed and implemented an Architecture, Engineering, Construction, Owner Operator, Phase 1 Testbed that streamlines communications between parties at the conceptual design phase to establish an early understanding of the tradeoffs between construction cost and energy efficiency. The results of this Testbed combined with an on-going collaborative R&D project ‘Inpro’ co-funded by the European Commission to identify business and legal issues of Building Information Modeling in construction were used as theoretical propositions underlying a 2010 Delphi survey. This paper presents the results of one questionnaire of that overall study. It is anticipated that these results will contribute to (i) identifying the most appropriate applications for advancing interoperability at the early design stage, (ii) detecting the most severe barriers of BIM implementation from a business and legal viewpoint, (iii) examining the need for standards to address information exchange between design team, (iv) exploring the use of the most common interfaces for exchanging information, and (v) investigating the industry’s perception on whether the development of a Cloud based BIM Life Cycle Costing would be of significant use to the Irish and UK construction industry. The rationale for this research is to refine the results of the initial questionnaire, AECOO-1, and Inpro R&D projects in order to determine if a prototype based on developing a cloud integrated LCC model through BIM could be generated in the UK and, Ireland and if so, what would be the legalities of implementing such a project.

Making a smudge on collective (un)conscious: designing collaborative platforms for construction

Abstract: Collaboration and collaborative environments have been playing an increasingly important role in theconstruction domain. Designing and process modeling, knowledge management and dissemination,communities of practice – this is just an initial list of the building-related activities that benefit fromcollaboration- and services approaches characterizing the construction industry. In this paper, we discuss the phenomenon of collaboration in construction, study the existingcollaborative platforms that are used (or might be applicable) for different building-related activitiesand identify the main challenges that are currently not addressed in the current researches. Wefurthermore underline the role of services-oriented technologies for modeling industry- and businessrelatedprocesses,andshowhowtheyhavebeendefactoimplementedfortheconstructionindustry.Despitea largenumberofdifferentfit-for-purposecollaborativeplatformsforconstruction,weneverthelessunderlinethenecessityofa semanticallyrichcollaborativeenvironmentforheterogeneousconstructionexpertsthatwouldallowthemtokeeptheirownterminologyandworkingpractices,buttoacquireasharedunderstandingofacommontaskwithoutlosingitsintegrity.Inordertodoso,weintroduceourservices-basedapproachforactionalizingthe expert knowledgeand developing an information kernel of a discussed task. This approach forms a theoreticalfoundation for developing a collaborative platform, the Cross-Pollination Space, the semantics ofwhich is dynamically modeled by ontologies and the related interactions are enabled by services. Weshow how this framework allows enriching the collaborative environment during its functioning andsupports expert collaboration without imposing an artificial platform-specific terminology and/orcollaboration patterns.Finally, we canvas the ongoing and future works related to this research and discuss the particularitiesof their contextualization for the construction industry.

ForBAU – The virtual construction site project

Abstract: The paper introduces the Bavarian research cluster ForBAU which has been launched in January 2008 with the aim of an improved planning and management of construction sites, especially in infrastructure projects. To realize this goal, the research cluster focuses on developing a virtual representation of the construction site which involves all essential aspects, including models of the buildings under construction, the environmental boundary conditions, the construction procedure, the logistics processes, and the required resources. The resulting virtual construction site forms one the one hand the basis for simulating the construction process, which allows to identify critical aspects of the construction project in advance and to adapt the resources and the scheduling accordingly. On the other hand, the holistic virtual representation of the real construction site is used during the execution phase to capture all available information about the project – enabling site managers, controllers and engineers to get a detailed overview on its progress and identify potential problems in an early stage.

Designing IT services for the Construction Industry. Lessons learnt for Selection of Validation Techniques

Abstract: Setting up collaborative working practices is a major stake in construction projects because each project is specific in terms of actors involved, documents produced and building elements designed. In such contexts the use of IT groupware tools to improve collaboration and their efficient appropriation by AEC practitioners is really a challenge. Designing such innovative collaboration-support services is an issue largely addressed in the scientific community especially to identify the factors of success/failure of the tools, but also to identify the scientific experimental approaches underlying it. This article describes five case studies of cooperation-support IT developments and for each of them the validation techniques used. It suggests an analytic framework distinguishing between 1) research project aims, 2) working practices and 3) IT developments types. Finally it introduces three experimental levels to be achieved in various research projects types and describes their related experimental properties.

A Comprehensive Vision on Cartography of EU And International Research Initiatives with RTD Gap Analysis in the Area of ICT for Energy Efficiency in Buildings

Abstract: This paper analyses the status of current researches in the area of Information and Communication Technologies (ICT) for the improvement of Energy Efficiency (EE) design and operation of buildings.Currently, research and technology developers focus on different domains and sub-domains in the area of EE, such as the integration of renewable energy sources and related monitoring, simulation, and management software. In order to improve harmonisation between different research and technology developments (RTD) including International and European research projects and scientific programs these activities need to be categorised and analysed. As a result of RTD gap analysis, the challenges, commonalities, deficits, and potentials for collaboration are identified contributing to the development of a “Scientific Road Map”. This paper focuses on development of a comprehensive vision on Cartography of recently completed, ongoing, and recently announced research European projects and International research initiatives for further implementation of its results in global vision of the REEB project [cf. http://www.ict-reeb.eu/index.html], and proposes a systematic categorization approach to identify gaps in the current research agenda in the area of IT for Energy in Buildings.Our RTD gap analysis is based on a qualitative categorization specifying common classification criteria.At the present, there are more than 270 projects worldwide were analysed, five Main Classification Categories (MCC) were developed.The proposed methodology should allow the identification of deficits of the related research activities within the specified (in T3.1, D3.1) categories.

Computer aided strategic planning

Abstract: Modelling concepts developed to analyse project strategic decisions have been extended and implemented in a computer system leading to a generalised methodology that allows modelling and evaluation of strategic decisions in almost any decision area. Some recent application areas of this modelling system are: strategic planning, evaluation of environmental policy impacts and evaluation of risks in owner contractor relationships . The system uses concepts of cross-impact analysis and probabilistic inference as the core of the analysis procedure. A modular model structure and a simplified knowledge acquisition procedure has been designed to avoid the excessive cognitive demands imposed to the users by the original cross-impact methodology. A simple questioning process is used to guide the discussion and elicit information in an ordered manner. The result is a powerful but easy to use computer modelling system where managers, or other potential users, are not exposed to the complexities of the mathematical model. The computer system is implemented in a Windows 95 platform and it provides a graphical interface to help the users in building a conceptual model for the decision problem. The model is a simplified structure of the variables and interactions that influence the decisions being analysed. Influences and interactions assessed by experts or decisions makers are stored in a knowledge base. The system provides powerful analysis capabilities, such as: sensitivity analysis, to identify the most important variables in the decision problem; scenario analysis, to test decision under different environmental conditions; prediction of selected performance outcomes; risk analysis, to identify the risk involved in different alternatives; comparative analysis of the effects of alternative actions on individual or combined performance measures; explanatory capabilities through the model causal structure; etc. The computer model can translate expertise collected from multiple experts into a prediction of significant outcomes for decision-making. The model allows management to test different combinations of options and predict expected performance impacts associated with the decisions under analysis. The use of this decision-support tool can provide valuable insights on alternative options for strategic decision-making

Cognition Enhancement Using Virtual Reality in Apartment Customization

Abstract: The design and construction of customer configured apartments is challenging when customers are unable to interpret construction drawings or lack the knowledge or competence to deliver the decisions and information that is required from them. Builders dedicate significant managerial and technological effort to manage the customization process with their customers, and this process is commonly recognized to be inefficient. Studies suggest that one root cause is the fact that most customers are not construction professionals, hence decision making is often a challenging and sometimes unpleasant task for them due to insufficient product cognition. In this study we developed a virtual reality tool for the facilitation of an immersive presentation of yet to be built apartments to customers, speculating that cognition may be enhanced and facilitate the customization decisions. An experiment was conducted to identify and measure cognition differences. Some areas of measured cognition shown noticeable improvement which imply for significant cognition enhancement. Exploitation of the findings by future adoption of the examined method is discussed and suggested to construction companies.
