Summary: Registration of land title in recorded history came up with the wars and conquest of land. The need to ensure these conquest territories and boundaries are well captured necessitates registration of these territories. 1703 was the year that the first known Land Deeds Registry was opened. Modernity and technological advancement further brought about proper recording of these registries. This paper would examine land registration laws, globally and in Nigeria with particular reference to Lagos state. It would further provide insight into the need to sustain the desired effect and produce a satisfactory result without wasting time on registration formalities.
